Written Reports. Honest Findings.
Most roof problems found early are inexpensive to fix. The same problems found after they have advanced into the deck, insulation, and framing are significantly more costly. A professional Roof Inspection by Norken Roofing in Oaks gives you a documented picture of your roof's current condition -- condition ratings by component, photographs of every issue found, and a written recommendation that tells you exactly what needs attention now, what can wait, and what is in good condition.

Every finding is photographed. You receive the images with your written report so you can see what we saw -- not just read about it.
Each roof component gets a condition rating with an explanation. Good, Monitor, Service Soon, or Repair Now -- no vague language.
Inspection findings lead to a recommendation, not a sales push. If your roof is in good shape, we tell you that -- and why.
Our inspectors carry all required PA licensure and general liability insurance. You receive documentation of both on request.
What We Inspect
A complete roof inspection covers every component of the roofing system -- not just a visual scan of the shingle field. Here is what our Oaks inspectors assess.
We assess the shingle field on every slope of the roof for granule retention, surface cracking, cupping and curling, sealing strip adhesion, and fastener placement adequacy. Granule coverage is an indicator of remaining shingle life -- significant granule loss in gutters or at the shingle surface indicates the protective coating has degraded and the mat is approaching the end of its useful life. We assess each slope independently because sun exposure and drainage patterns create different aging rates across different roof faces. Our written report notes the condition of each slope and provides an estimated remaining service life range based on current condition.
Flashing components are inspected at every location: chimney step and counter flashing, dormer wall flashing, skylight curb and deck flashing, pipe boot flashings at each plumbing vent, HVAC exhaust flashings, valley metal, and drip edge condition at eaves and rakes. Flashing failures are the most common source of roof leaks, and many flashing problems are detectable before they produce interior water damage if the inspection is thorough. We rate each flashing detail individually and note any locations where sealant is the only water management mechanism -- a condition that indicates a future failure point.
The attic inspection is a component that many roof inspections skip and that reveals problems not visible from outside. We assess the visible deck surface from below for staining, mold, or soft areas that indicate moisture penetration; evaluate the ridge vent and soffit vent ratio to determine whether the ventilation system is meeting the requirements for the attic volume; and check insulation baffles and vapor barrier condition where visible. An attic with inadequate ventilation accelerates shingle aging from above and creates condensation and moisture problems from below, often producing damage that looks from the outside like a leak but is actually a ventilation failure.
Ridge cap shingles and hip shingles are installed over the highest-stress areas of the roof and are subject to different wind forces than field shingles. We assess ridge cap for lifting, seal failure, and wear separately from the field shingle assessment. Valley metal and closed-cut or woven valley configurations are inspected for erosion, corrosion, and seam integrity. Ridge vent systems installed under ridge cap shingles are assessed for throat opening integrity -- a collapsed or blocked ridge vent defeats the ventilation system and is a finding many inspectors miss because it requires feeling the vent opening rather than just observing the cap shingles above it.
Gutters and downspouts are part of the roof water management system and their condition affects the roof assembly. We inspect gutters for granule accumulation, which quantifies the rate of shingle granule loss and provides an additional data point on shingle health. We assess slope, seams, downspout attachment and discharge locations, and any evidence of standing water or overflow staining on the fascia. Gutters that overflow consistently cause fascia rot and soffit moisture intrusion that eventually affects the roof deck edge -- a problem that is easily preventable with proper gutter maintenance but expensive to repair if allowed to progress.
A dedicated roof inspection before a real estate transaction protects both buyers and sellers. For buyers, a professional inspection provides accurate information about the roof's current condition and remaining service life that goes beyond what a general home inspector typically provides -- most general inspectors do not get on the roof, do not assess flashing in detail, and do not inspect the attic as a roof system component. For sellers, a pre-listing inspection identifies items that could become negotiating points or deal conditions and allows repairs to be completed before the property goes to market. We provide written inspection reports suitable for inclusion in real estate transaction documentation.

Reviews
"I was buying a house in Oaks and the general home inspector spent about 10 minutes looking at the roof from the ground. I hired Norken Roofing for a dedicated inspection and they found cracked step flashing on two dormers, two pipe boots that were dry-cracked, and evidence of prior water staining in the attic that the sellers had not disclosed. The written report with photos was exactly what I needed for renegotiating the purchase price to account for the repair cost."
"I called three roofers and all three told me I needed a replacement. I decided to get a paid inspection from Norken Roofing before committing to a $15,000 project. Their inspector spent an hour and a half on the roof and in my attic and concluded I needed two minor repairs and a ventilation upgrade -- at a total cost of about $900. The roof had a minimum of 8 more years of service life according to their assessment. The inspection paid for itself many times over."
"Annual inspections from Norken Roofing have become part of how I maintain this house. They found and fixed a small flashing issue two years ago before it became a leak. The written reports give me a clear record of the roof's condition over time, which will be useful when I sell. The inspector was on time, professional, and did not try to sell me anything I did not need."
